SMS Terms & Conditions

1. Program Description

Listco Properties (formerly Listco.co, operated by JL Programs INC) operates an SMS messaging program that lets users search real-estate listings, list their own property, message property owners, and (optionally) subscribe to alerts for new listings matching their saved search criteria. By texting our number or by entering your mobile phone number on our website and confirming opt-in, you agree to these SMS Terms.

2. How to Opt In

You may opt in to the Listco Properties SMS program in any of the following ways:

• Texting our SMS number with any message (the first reply you receive discloses these terms and confirms opt-in).
• Submitting your mobile number on Listco.co with the SMS opt-in checkbox selected.
• Replying START or UNSTOP after a previous opt-out.

Providing a phone number on Listco.co is optional and is never required to use the website. SMS opt-in is used solely for SMS messaging and is not used to opt you in to email, phone calls, or any other channel.

3. Message Frequency

Message frequency varies based on your activity (e.g. searching, messaging owners, saved-search alerts). Most users receive between 1 and 20 messages per week.

4. Message & Data Rates

Standard message and data rates may apply. Listco Properties does not charge you to send or receive SMS messages, but your mobile carrier may charge you according to your plan.

5. How to Opt Out (STOP)

You can cancel the SMS program at any time by texting STOP, UNSUBSCRIBE, QUIT, or CANCEL to our number. After you send the opt-out keyword, we will send you a single confirmation message and no further messages will be sent. You may also mute new-listing alerts only by replying STOP-ALERT. To rejoin, text START or UNSTOP.

7. Supported Carriers

The Listco Properties SMS program is available on most US mobile carriers, including AT&T, T-Mobile, Verizon Wireless, Sprint, U.S. Cellular, Boost, MetroPCS, and others. Carriers are not liable for delayed or undelivered messages.

8. Privacy & Data Sharing

We will not share your SMS opt-in information or consent with any third party for purposes unrelated to providing the SMS program. We may share your phone number with our messaging service providers (e.g. our SMS carrier and platform provider) solely to deliver messages to you. For full details see our Privacy Policy.

9. Eligibility

You must be 18 years or older and the account holder of, or have permission of the account holder of, the mobile phone number you provide.

10. Changes to These Terms

We may update these SMS Terms from time to time. Continued participation in the program after changes are posted constitutes your acceptance of the updated terms.
